Getting around

Orchard Park sits between the Science Park and the A14.

By bike to Cambridge Science Park, just over a mile away. Around 25 minutes on foot.

Route A

Guided Busway stops at Orchard Park East and West, into the city centre and on to Addenbrooke's. Bus 8A also runs into town.

Walk to Tesco Express at Unwin Square, with cafés nearby. The A14 is on the doorstep.

You pay Reposit a one off fee of one week's rent instead of a £975 deposit, so there is far less to find before you move in. Reposit is optional, and it is authorised and regulated by the Financial Conduct Authority. A normal cash deposit is always available if you prefer it.

Questions people usually ask

What is included in the £975 a month?

Gas, electricity, water, council tax, the TV licence and high speed WiFi of 200Mb+. Your room is fully furnished, so there is nothing to buy before you move in.

What do I pay, and when?

£225 today to reserve the room, which is one week's rent. Before you move in you pay your first month's rent of £975, and either a £975 security deposit or a one off Reposit fee of one week's rent. The holding deposit comes off what you owe.

Do I have to pay a cash deposit?

No. We partner with Reposit, so you can pay a one off fee of one week's rent instead of a £975 deposit. Reposit is optional and regulated by the Financial Conduct Authority. If you would rather pay a cash deposit, it is protected with the Tenancy Deposit Scheme.

What happens to my holding deposit?

It holds the room while we run your application, and it comes off what you owe before you move in. You get it back in full if we decide not to go ahead. We may keep it if you give false or misleading information, fail a Right to Rent check, or pull out.

What checks do you run?

Photo ID and a Right to Rent check, proof of employment and income, and a reference from your current or previous landlord. Having those ready speeds things up.

How long is the tenancy?

Tenancies are periodic, so there is no fixed term to sign up to. You can end it by giving two months' notice at any point after you move in.

Who else lives in the house?

Working professionals. It is a quiet, tidy house share. No smoking and no pets, and the rooms are not suitable for couples or students.

Is there parking, and somewhere for my bike?

Yes to both. There is parking at the property and secure bike storage in the private rear garden.

How good is the internet for working from home?

It is 200Mb+ throughout the house, and every room has a desk and chair.

Something breaks. Who do I contact?

Promoveo Property Management looks after the house directly, so you deal with us rather than a call centre. Message us on WhatsApp or email and we will sort it.
